The Pegasus residence luxury villas opens in Dong Nai
In July, Toan Thinh Phat Investment – Architecture – Construction JSC announced The Pegasus Residence Project in Dong Nai. The project, in a beautiful location with architectural elegance and offering reasonable prices, has attracted many investors. Vietnam Business Forum talks with Mr Huynh Phu Kiet, Chairman and CEO of TTP Corp.
What are the attractions of The Pegasus Residence village?
This is the first closed villa village of Bien Hoa city, located in Long Binh Tan ward, right in the key economic triangle of the South. The project is near the Green Club, KDL Mango Garden, Son Tien (3km), Buu Long (7km), so it takes advantages of all the utilities that are available in Bien Hoa city. Well designed with luxury villas, convenient transportation and a healthy living environment close to nature, it creates comfort for residents. Besides, this place also gathers recreational facilities including tennis courts, international standard swimming pool, three-star hotel and restaurant, BBQ garden and walking garden. In addition, the Project also has a kindergarten, and a 24 hour integrated security system which ensures security and convenience for residents.
Buyers would pay a modest price from VND 1.1 to 1.4 billion for a villa to enjoy the luxury living space of the village.
How can The Pegasus Residence Village offer such flexible prices?
In Phase 1 we have 68 Ruby villas, and on the first day all 68 apartments were sold out. When putting this product on the market we set profit on top. For this project TTP CORP takes charge of all land, design and construction, so that it can control all expenses and reduce product costs. We also want to demonstrate to customers the project quality so that customers will stay with us in coming projects.
In your opinion, beside attractive prices, how else does The Pegasus Residence attract buyers? Besides the attractive prices of this project, we have applied the method of flexible compelling payment with the support of 70% apartment price loans from Sacombank, Vietcombank or VIB in 10 years, which attract not only buyers but also investors because of large interest rate. After surveying the market, we see Tin Nghia Real Estate Exchange is an experienced partner with expert knowledge of the Dong Nai market, so we assigned this Exchange as the distributor. The very good result has proven the correctness of the project.
TTP CORP is expected to implement Phase 2 of The Pegasus Residence Project soon. What is its current implementation status?
We have completed compensation and land clearance of 3.83 ha of phase 2. TTP Corp. plans to build about 69 detached luxury villas, with an average area of 300 m2 of ground floor, first floor and terrace architecture, which is a higher area and quality living space compared with phase 1. Phase 2, called Blue Diamond Villas, will contribute to increasing value for phase 1. Residents of The Pegasus Residence also enjoy all these services and utilities.
Can you tell us, with such a large scale, how much will the phase 2 villas be offered for and what is your anticipation about the possibility of consumption? Will it be as favourable as Phase 1?
We expected to sell them at more than 4 billion per villa. Although they are not officially on the market, we have received many orders; about 50% of total villas have potential buyers, but we haven’t accepted any contracts. I believe the project will succeed with the strong investment of TTP Corp. In my opinion this really is a good product.
Why has TTP chosen Dong Nai rather than a large city like HCMC to build its high-end projects? The HCMC property market remains quiet and transactions are more cautious, while in Dong Nai the property market is quite vibrant and has many projects attracting customers. The increasingly integrated infrastructure connectivity is one of the factors that make the property market in Dong Nai province more attractive. In addition, investment in Dong Nai Province has many advantages.
