Long Hau IP: Offering All Best Investment Conditions

Long Hau Industrial Park, set up just three years ago, has soon become a good place for both domestic and international investors and contributed significantly to the social and economic developmentof Long An province. “Long Hau Industrial Park has all most favourable conditions for the prosperity and sustainable development of investors,” said Doan Hong Dung, General Director of Long Hau Corporation (LHC), the developer of the industrial park.

Could you briefly introduce the remarkable achievements of Long Hau Corporation?

Long Hau, an area between Ho Chi Minh City and Long An province, is considered a strategic and potential location in the future. Knowing the Ho Chi Minh City’s southward development strategy, Tan Thuan Industrial Promotion Corporation and Au Viet Joint Stock Company founded Long Hau Corporation to take advantage of modern complete infrastructure of Ho Chi Minh City to turn a salted agricultural area in Can Giuoc district, Long An province into a modern urban industrial complex. Only after two years of operation, LHC completed the infrastructure for Long Hau Industrial Park on an area of 145 ha. As of December 2009, tenants rented more than 80 % of the lettable area. The company planned to expand the park by 108 ha.

In 2010, LHC continues the strategy of diversifying products and developing new products and markets. Specifically, we will continue to implement the Long Hau Industrial Park 3 project to expand the area by more than 1,650 ha in Can Giuoc district in 2012. Regarding residential land, LHC will provide semidetached houses, social houses, villas and residential land in Long Hau residential zone covering 37ha and carry out projects on an area of 800 ha in Can Giuoc district. With respect to industrial and service land, LHC will apply penetration price policy to attract investors to lease the remaining area in the shortest time. Besides, with currently narrow access to bank credits, LHC is applying flexible payment methods and allowing tenants to pay rentals on annual basis.

In addition to existing projects, LHC also associates with big investment projects like 400-ha Saigon Hiep Phuoc Port which LHC contributes 20 % of VND2,700 billion of total investment capital and 1,020-ha Bourbon An Hoa project which LHC contributes 25 % of VND4,000 billion of investment capital. Hence, we believe, in the coming time, the value of LHC’s shares (Ticker: LHG) will attract the interest of more investors.

Why do many investors to choose the Long Hau Industrial Park for their business facilities?

It is conveniently located. The industrial park is surrounded by the Kinh River which links to the Roai Rap River – the most important waterway in Ho Chi Minh City, about 3 km from the Saigon Premier Container Terminal and Saigon – Hiep Phuoc Port. Long Hau is gradually becoming a hotspot for logistics, import-export service investors. In addition, Long Hau is only 12 km from renowned high-end Phu My Hung urban area and 20 km from the downtown of Ho Chi Minh City and investors are thus easy to employ highly skilled workers and foreign specialists. As a result, more and more investors are coming to the industrial park. To date, Long Hau Industrial Park has housed 58 investors with a combined registered capital of VND3,000 billion (US$162 million) and US$79 million. Outstanding tenants include Puma (Germany), Lotte Sea Logistics (South Korea), Simone (Korea) and Agrex Saigon.

Besides, another reason is our support for investors to enhance competitiveness and link with local enterprises. We create a favourable business environment and good services for operations of investors and we also build worker accommodation facilities, human resources training centres and a close residential zone. At the same time, during our construction and development investment, we always take the initiative in environmental protection and environment law observance. Long Hau has invested to build liquid waste treatment plants and environmental management system. We are preparing to build a solid waste treatment system to help the business community in the industrial park to protect the surroundings. LHC is one of a few real estate companies to achieve the ISO 14001:2004 certification. With the goal of building a green industrial park, Long Hau Industrial Park is committed to going with businesses in the industrial zone to implement environmental protection requirements to ensure clean production. Also through this commitment, Long Hau Industrial Park attracts more and more investors.

Could you share your leadership secrets?

My secret to success is crystallised from the benevolence and harmony with other people. The very human factor largely determines the success or failure of any project. Relations with other people contain many ties and degrees of expression. In a company, we need a fortified consensus of from the highest officials to ordinary staffs for the development of the company.

In customer relations, we build on care for and understanding of customers to meet their expectations and tastes. Any companies will surely succeed if they have good customer relations.

In the process of developing Long Hau Industrial Park, I always try my best to forge harmonious relationships which are considered for our success and breakthroughs. We attach much importance to training high quality human resources to meet all legitimate requirements of investors and set up good relations with the local government and surrounding communities.
